The biggest housing crash ever is coming
When times are good people can sell their homes on their own but when times are bad this is a time you need a realtor by your side to help you guild you through what’s happening in the marketplace and help you price your home ahead of the market crash so you not chasing the price down and losing all your equity.
How Inflation and Interest rates affect Real Estate
400k home at 3% payment of $1,686
200k home at 9% Payment of $1,609
Despite the heated red hot real estate market, this market is showing signs of slowing down and chilling out. The four things to look for and to watch out for are Home prices, new listings, days on the market, and mortgage rates. The seller’s market for the past two years is balancing out.
The four factors that will have home prices come down and enter the buyer’s market.
- Lower home prices and price cuts
- Additional inventory coming on the market
- Homes on the market for more than 30 days
- Interest rate increasing
What you’re about to see is called “the Marshmallow Experiment.” It was a study done in the 1960s by a professor, Walter Mischel at Stanford University. Professor Mischel conducted an experiment with children, four to five years of age. The children were seated in a private room with a marshmallow on the table in front of them.
Dr. Mischel said, “I’m stepping out for a few minutes but before I go if I return and you manage not to eat the marshmallow, I will give you a second marshmallow.” Some of the children ate the marshmallow and others waited for the professor to return with the second marshmallow.
Dr. Mischel monitored the progress of the children as they got older and matured and followed their progress. He later determined that the children who waited for the second marshmallow had higher scores on their SAT tests and had better social skills. Dr. Mischel determined that the children who delayed gratification were more successful in life and, in fact, 40 years later lived much more fulfilling lives.
In short, delayed gratification paid massive dividends. Learn more about the experiment in these videos:

Delayed Gratification: Buying & Selling Homes.
So, what does all of this “marshmallow” stuff have to do with buying and selling homes?
My name is Nehad Alhassan and I’m a Broker Associate. I was born and raised in Clearwater, Florida. I got into real estate to help people and guide them through the complicated world of real estate. I give my clients the tools I did not have when I sold my home. I’ll show you the best ways to preserve your hard-earned equity. I want to break down the myth about cash offers, investors, and real estate brokers who guarantee to buy your home.
Allow me to show you what happens when you sell your home without a professional. Everyone can agree: the more buyers you expose your home to, the greater the chance you will sell your home for top dollar.

What is a “stale listing?”
Do you know what a stale listing is? It is when a home is on the market for more than 30 days. This is a tell-tale sign that your house is overpriced. You might be tempted by cash offers from investment firms or real estate companies, but you have to remember one important thing: these are for-profit companies.
Now, with that said, are you willing to give up your hard-earned equity to a professional negotiator? They know your house is worth way more than their offer, or else they wouldn’t make an offer to you!
These companies are huge because they make lots of money off these deals. There is no reason for you to pay for their lifestyle! If your home is priced correctly or a little under market value, it’s possible to get multiple offers. A home that is priced correctly should get offers within 7 to 10 days after being exposed to the market.
I advise anyone selling or buying a home to hire a Realtor. It does not have to be me, just have someone fighting in your corner who knows the ins-and-outs of the marketplace; someone who understands contract negotiation. There is no reason to pay exorbitant fees and commissions to a cash buyer.

What you saw in “The Marshmallow Experiment” is that the professor represents the investor, brokerage or anyone that wants to purchase your home to make a profit. The marshmallow represents their cash offer. By eating that marshmallow you’re taking the “quick kill” or sale and losing out on any potential profits you could have made.
The ease of selling your home comes at a price that is your equity. As Dr. Mischel suggests: that delayed gratification can have an enormous impact on your lifestyle and wellbeing; it’s not just about convenience or profits. A good Realtor is worth his/her weight in gold. A Realtor does not just look at the selling price of a home, it’s the Net that matters; the take-home amount after all fees, commission, closing costs, and any liens.
The thing not to do as a For Sale By Owner (FSBO). Mistakes FSBOs make in marketing their property:
That is why having a professional can help add value to your home and can assist in all aspects of marketing, photography and bringing the home to market condition. Taking care of the small details is vital in getting top dollar. That is why advice from a professional who is familiar with your area and the marketplace is key. Picking the right realtor who works full-time in real estate is the most important decision you can make!
You want them to dedicate all their time, resources, and energy to being part of your team; not just a friend or relative who has a license who dabbles in the business. This is the most valuable asset you will ever own. You deserve someone on your team who is there at all times and with knowledge, experience, and the know-how to represent you when times get tough.
A review from a happy client:
“Nehad was very proactive. He contacted me the day that I listed it For Sale By Owner. He also brought customers to see it (very unusual for an agent to show a For Sale By Owner home). He made suggestions on how to better market and show my home. He was helpful in spite of it not being his listing. He is honest and straightforward. When I decided to list it with someone, there was no question it would be with him. He is very proactive and had an aggressive marketing plan. It sold immediately. He is professional, and I would highly recommend him to anyone looking for a good Realtor.”
