What you’re about to see is called “the Marshmallow Experiment.” It was a study done in the 1960s by a professor, Walter Mischel at Stanford University. Professor Mischel conducted an experiment with children, four to five years of age. The children were seated in a private room with a marshmallow on the table in front of them.
Dr. Mischel said, “I’m stepping out for a few minutes but before I go if I return and you manage not to eat the marshmallow, I will give you a second marshmallow.” Some of the children ate the marshmallow and others waited for the professor to return with the second marshmallow.
Dr. Mischel monitored the progress of the children as they got older and matured and followed their progress. He later determined that the children who waited for the second marshmallow had higher scores on their SAT tests and had better social skills. Dr. Mischel determined that the children who delayed gratification were more successful in life and, in fact, 40 years later lived much more fulfilling lives.

So, what does all of this “marshmallow” stuff have to do with buying and selling homes?

Now, with that said, are you willing to give up your hard-earned equity to a professional negotiator? They know your house is worth way more than their offer, or else they wouldn’t make an offer to you!
These companies are huge because they make lots of money off these deals. There is no reason for you to pay for their lifestyle! If your home is priced correctly or a little under market value, it’s possible to get multiple offers. A home that is priced correctly should get offers within 7 to 10 days after being exposed to the market.
I advise anyone selling or buying a home to hire a Realtor. It does not have to be me, just have someone fighting in your corner who knows the ins-and-outs of the marketplace; someone who understands contract negotiation. There is no reason to pay exorbitant fees and commissions to a cash buyer.

What you saw in “The Marshmallow Experiment” is that the professor represents the investor, brokerage or anyone that wants to purchase your home to make a profit. The marshmallow represents their cash offer. By eating that marshmallow you’re taking the “quick kill” or sale and losing out on any potential profits you could have made.
The ease of selling your home comes at a price that is your equity. As Dr. Mischel suggests: that delayed gratification can have an enormous impact on your lifestyle and wellbeing; it’s not just about convenience or profits. A good Realtor is worth his/her weight in gold. A Realtor does not just look at the selling price of a home, it’s the Net that matters; the take-home amount after all fees, commission, closing costs, and any liens.
